Monthly Management Service

Our monthly property management service includes:
• monthly rental income collection
• late fee assessment
• repair & maintenance coordination
• enforcing rules & regulations
• 24-hour emergency response
• payment of work orders 
• monthly income & expense reports
• monthly owner reports 
• tenant correspondence 
• property inspection 
• tenant move out
• issuance of 1099’s
• services related to & court appearances for evictions

The cost for this service is:

Single-Family Residential: $80 per month

Multi-Family Residential: $65 per door per month

Commercial: 4% gross monthly rent


Lease-Up Services

Lease up services include:
• all advertising costs
• all showing appointments
• taking applications
• applicant screening
• lease signing and move in inspection

The cost for this service is:

Residential property: 40% of 1st months rent or $375.00, whichever is greater.

Commercial: 4% of gross rents for total lease term (ex: $1,500.00/mo on a 5 year lease = $3,600.00 lease up fee)

Other Fees

Our start-up services include:

• Initial property inspection & photos
• General administration

The cost for this service is:

Single-Family Residential: $85 One-time fee.

Multi-Family Residential: $50 per door 

Commercial Property: $150 One-time fee
